RM1.5b theme park for Morib

PETALING JAYA: Sentoria Harta Sdn Bhd, a wholly owned subsidiary of Sentoria Group Bhd, is set to develop a RM1.5bil theme park in Morib, Selangor in a joint venture with a government-linked fund, a source said.

The theme park, called Morib Beach Resort City, will be developed over the next eight to 10 years.

Designed as an integrated resort city, the theme park will consist of a water theme park, a safari park, a resort and convention centre and a boutique hotel. The 121ha land, estimated to be worth some RM20mil, belongs to the government-linked fund and will be developed on a profit-sharing basis.

“The government-linked fund chose Sentoria because of the success of its Bukit Gambang Water Theme Park in Pahang,” the source said. Sentoria is the developer and operator of the Bukit Gambang Resort City in Kuantan.

With work set to begin in the first half of 2013, the first phase of the Morib development will be the water theme park and accommodation, followed by the safari park.

The entire development will comprise serviced apartments, resort villas and MICE (meetings, incentives, conferences and exhibitions) facilities.

The land is sited close to the Kuala Lumpur and Putrajaya vicinities.

“Based on the joint-venture agreement, Sentoria Harta will develop the land at its own cost and expense, including the land premium. The return on gross development value (GDV) is expected to generate between 20% and 30% in gross profit margin,” the source said.

He said Sentoria had two options for repayment of the land. It could either pay off the land upon completion of 50% of the development, or it could pay off upon obtaining all the relevant approvals and consent in respect of the project.

Earlier this month, Sentoria announced it was undertaking a RM315mil mixed development in Pahang. Sited on 84ha owned by Fajar Pertiwi Sdn Bhd, Taman Bukit Rangin 2 will be developed into 2,500 residential and commercial units by its wholly owned subsidiary Sentoria Alam Sdn Bhd.

A successful year for tourism

PETALING JAYA: Industry players have described 2012 as a successful year for the country's tourism sector and the many achievements and international accolades bestowed on Malaysia is a reflection of its long list of accomplishments.

Kudos, they say, should go to the Tourism Ministry and its minister Datuk Seri Dr Ng Yen Yen for the tireless efforts to further promote the country to the world with new and “out of the box” tourism creations and innovations.
Industry players are confident the tourism achievements recorded this year will be a boon for both the industry and them especially in facing competition from other destinations.
Malaysia Tourist Guide Council president Jimmy Leong said the ministry has taken steps in the right direction by coming up with new and exciting packages and tourism products to lure more tourists to the country. He said the recognition received by Malaysia as the ninth most visited country in the world by the United Nations World Tourism Organisation (UNWTO) and the fourth best shopping destination by CNN Travel has given Malaysia a better edge against its competitors.
“The international recognition has pushed us to another level. It is just not mere recognition because the world is now looking at us. “If previously, international tourists are undecided on where they should land in Asia, the accolades and recognition will help them decide on their holiday destination which is Malaysia,” Leong said.
Leong said with Malaysia now placed high on international ranking, the council expect this to be translated to not only bigger number of tourist arrivals but also more income for his 10,000-odd members and he thanked the minister for setting up a taskforce to look into the council's views and grouses.
Malaysian Footwear Manufacturers Association president Tony Ting said the industry has benefited tremendously from yet another one of the ministry's creative idea Malaysian International Shoe Festival, which, since its introduction in 2010, has become a major hit among locals and foreign tourists and was an event that many looked forward to attending.
He said the ministry introduced the festival an anchor event for the annual Grand Prix Sales following a study that showed that 17% of the tourist dollar went to purchase of footwear and buying shoes was on top of the “must buy” list among visitors.
“We are pleased that the ministry had approached us and this event has definitely elevated the Malaysian footwear industry. Last year, the festival saw some 60,000 visitors and the numbers have increased over the past five years.
“We are also pleased with the international tourism endorsements accorded to Malaysia and it reflects Dr Ng's hard work to promote the country's tourism industry,” Ting said.
Gabungan Persatuan Pelukis se-Malaysia vice-president Datuk Mansor Taib said the ministry's “out of the box” efforts to promote local arts has brought recognition to Malaysian artists at home and abroad. He said thanks to a new tourism product the contemporary art package formulated to lure art lovers from all over the world to experience and appreciate Malaysian arts, local artists were able to display their labour of love.
“This innovative way of promoting arts have given art galleries a new lease of life and have resulted in the opening of more such venues.” Mansor added that the ministry's efforts in promoting art has also given local artists the opportunity to work along their foreign contemporaries, including with a group of Russian artists recently.

DRH set to be game-changer to luxury travel industry

Malaysia has been well known for its natural beauty of pristine sandy beaches and lush rainforests, rich cultural heritage and myriad of culinary delights that cater to all walks of life.

Its strategic location with easy access from neighbouring countries, solid economic growth and innovative infrastructure have made it one of the top tourist destinations in Asia.
www.traveldailynews.asia recently (Oct 25) highlighted that Destination Resorts and Hotels (DRH), a master planner, investor, developer and management of destination resorts and hospitality is set to be the game-changer to the luxury travel industry, a growing market of affluent travellers.
Recently, DRH represented Malaysia at the world's leading event for the travel industry, World Travel Market 2012, in ExCeL London.
DRH is involved in the development of Puteri Harbour and Legoland Hotel in Nusajaya, Johor as well as Desaru Coast that is poised to be the region's first luxury integrated destination, set to open in 2015. “As a country and as a destination, Malaysia has many competitive advantages that will allow us to remain at the forefront of the global travel and tourism industry.
DRH is tasked by the Malaysian Government investment arm Khazanah Nasional to develop and build world-class integrated destination resorts that will elevate the tourism landscape of Malaysia in the international arena,” said Mohd Nadziruddin Nohd Basri, Managing Director of DRH.
Also commenting on Malaysia's tropical climate and beautiful beaches was tourist Dennis Bacic who just arrived in Kuala Lumpur about a week ago. Hailed from Ontario, Canada, this is his fourth trip to the country within a year and this time around, it's our tropical climate that he sought for.
“It's so cold right now in Canada and having the sun all day long is pure blessing. Malaysia is really beautiful and has so much to offer. “I love its beaches which are great spots to rest and relax and bathe in its warm summer sun. Malaysian street or local food is simply amazing, too, and so cheap,” Bacic said.

Malaysia among world’s top 10 tourist destinations

Malaysia was one of the world's top 10 tourist destinations last year, making it the only South-East Asian country to make the list in the United Nations World Trade Organisation (UNWTO) Tourism Highlights 2012.
In 2009, the country recorded 23.6 million tourists arrival and in 2010, the number increased to 24.6 million.
Topping the list was France with 79 million tourist arrivals, followed by United States (62 million), China (58 million), Spain (57 million), Italy (46 million), Turkey (29.3 million), United Kingdom (29.2 million) and Germany (28.4 million).
Rounding up the top 10 was Mexico with 23.4 million tourists. The report also ranked Malaysia 14th in terms of international tourism receipts with US$18.3bil (RM56.3bil) last year, ahead of countries such as Singapore, Japan, the Netherlands, Korea and Canada. In 2009 and 2010, Malaysia recorded US$15.8bil (RM48.6bil) and US$18.2bil (RM55.9bil) respectively in tourism receipts.
In congratulating tourism players for doing a good job to promote the nation, Malaysian Association of Tour and Travel Agents (MATTA) president Datuk Mohd Khalid Harun said this was the result of hard work put in by many people.
The report rated Malaysia ninth based on international tourists arrival, with 24.7 million foreign tourists last year. “This is not an overnight success. We have worked hard and long and are now finally tasting the labour of our success,” he said.
He said Tourism Minister Datuk Seri Dr Ng Yen Yen, her ministry as well as the private sector had also worked tirelessly to promote the country. “We should not rest on our laurels but strive to further improve our ranking,” he said.

Miss Tourism International 2012 delegates introduced to media

Say cheese!: Miss Tourism International 2012 delegates posing for the camera during a photo call.

The Miss Tourism International (MTI) 2012 pageant will be marking several firsts this year, including the largest participation of countries and first live telecast of its world final.

A total of 56 countries from around the globe will be represented at the 16th edition of this annual event. The world final will be broadcast live through television and the Internet via RTM and 1Malaysia IPTV.

MTI 2012 will be offering the highest pool of prizes in its 16-year run, which amount to RM500,000 in full fee scholarship to the top five winners to study at Limkokwing University of Creative Technology.

The pageant also created history last year when Malaysia’s representative Aileen Gabriella Robinson won the Miss Tourism International 2011 title, making her the first Malaysian winner.

The MTI 2012 World Final will be held on Dec 31 at Sunway Resort Hotel and Spa, Petaling Jaya. Besides the top five winners, a total of 11 subsidiary titles adopted by the pageant’s sponsors will be accorded to the winning individuals over the next two weeks.

The delegates of MTI 2012, who were dressed in their beautiful national costumes, were introduced during a media conference recently.

Miss Tourism International president Datuk Danny Ooi said the pageant, the only one to be held on New Year’s Eve, served as a platform to promote tourism, culture and friendship. “The participants will also get to experience what Malaysia is all about over the next few days, as they will be travelling to the Klang Valley, Penang and Malacca for various activities,” he said. “Another highlight was the tree-planting programme by the MTI 2012 participants at the International Friendship Garden last weekend.”

He noted that the pageant cost more than RM1mil in production, and hoped to have some 120 countries represented in the competition in future.

Guest of honour Deputy Information, Communications and Culture Minister Datuk Maglin Dennis D’Cruz welcomed the 56 participants to Malaysia, which he noted had been ranked ninth in the United Nations World Tourism Organisation’s (UNWTO) list of 10 most visited countries. Robinson expressed hope that the international delegates would enjoy making new friends and memories during their time in Malaysia, and that they would share their experiences with their friends and family when they go home.

Miss Tourism International is a homegrown event initiated by the pageant’s franchise holder Ooi, and was first held in 1994 in Kuching, Sarawak. The title has been franchised to more than 80 countries to-date.
